Case Study: Texas Tea
The following is an example of a note I created which I’ll call “Texas Tea”.
This property is located in Port Arthur, Texas and I think it is an example of how we were able to help someone move into their own home.
The borrower could not qualify for a conventional mortgage since the property is a mobile home.
Sales price $29,200. The borrower put down $6,000 leaving a loan amount of $23.200.
Interest charged was 9.5%.
Monthly payments were $893.16 for 36 months ( three years).
There was a late fee of $45 if payment was not received by the 15th of every month.
Our goal was to have the borrower pay off the loan in three years.
The borrower made on-time payments for the first two years of the loan.
Starting in year three, they were late numerous times, and the late fees were added as agreed in the loan documents.
By the fourth time they were late, the servicer reached out to them as per previously agreed with me to offer them an acceptance of partial payments until they got caught up.
The borrower reached out to us after three months stating that they could meet the payments.
We gave them three months, adding the penalties and missed payments to the back end of the loan.
The Borrower Paid Us Off In Year Five
We made money and the borrower was able to keep their home.
A big reason we love investing in notes and real estate is the positive impact we can have on all involved.
